A functionary is someone who simply does tasks for the client.

A fiduciary puts your interests, dreams and goals FIRST. As a fiduciary I will educate you on all aspects and possible outcomes before you make decisions and advocate for the best possible outcome based on your decisions and goals. Here are my 6 commitments to you as your fiduciary:

  • Loyalty – This is my fundamental duty, to act solely in your best interest!

  • Reasonable Care – It is my duty to perform my duty to you in a competent and professional manner. As my client you are not only getting my services for this transaction, you are getting my expertise from years of experience and hundreds of transactions.

  • Confidentiality – Everything we discuss will stay between us. I will not disclose anything to any other party that may weaken your bargaining position.

  • Disclosure – All pertinent information about properties and agency relationships will be disclosed to you. 

  • Obedience – I am obligated to obey all lawful requests you give me.

  • Accounting – It is my duty to be organized and keep account of all documents, communications and other important information for your transaction. 

Timeline of the Selling Process

We will start sharing your home with buyers within my network (approximately 20% of qualified buyers in central Ohio). If we find one in this network that is offering a price that you are willing to sell at we can lock them in without going through any repairs, cleaning or showings. More than likely this offer will be lower than what we would get if we put the house on the market, but would be the quickest and easiest option.

We will connect you with my network of contractors to help make every repair necessary to get the maximum out of your house. This timeline will let me schedule my best photographer and videographer to market the absolute bejeebieses out of your house to get the most and best offers we will be able to get. 

Central Ohio Board of Realtors allows for 30 days of marketing before a house is listed. We will use this full period to start building anticipation for list day. During this time we may get offers (called curb offers) you are welcome to accept these but I would strongly recommend waiting to take it to market since that will be where your best off is!

Getting your neighbors excited about you selling your house is crucial. After all, if your house is the most expensive house sold in the neighborhood that brings all of their values up! With your permission, we will start building excitement in the neighborhood about your home selling for top dollar.

This is huge! The anticipation has been built up and its time for your hard work and patience to pay off. I would suggest staying with a relative or even going on a mini vacation (with cell phone reception and internet access of course) to allow as much flexibility for potential buyers to see your property. If we have done everything right we should be expecting offers by the third day on the market. I will negotiate on your behalf to get the terms and conditions to line up with your priorities.

Once you accept an offer, the heavy lifting is done but there are still a few hurdles to overcome. We will be with you every step of the way and make sure this process is as smooth as possible. We will follow a similar timeline to the quick and easy one above. 

Your House is Listed, Now What?

Make sure you do a quick walkthrough and declutter as much as you can. Try to make your house look like picture day again! If you have candles that make the home feel and smell homier, you can certainly burn them, but don’t make them overpowering; some buyers might think you are trying to hide something. Turn on all the lights and open the blinds. Natural light goes a long way in making potential buyers feel at home, and it makes the home feel much more open. 

Find something to do away from the house (my favorite thing to do is go for a hike or read a book at my favorite coffee shop!). Please, please, please don’t sit in your car and watch the agent and their clients. We’ve had sellers scare away every potential buyer doing this. Their house stays on the market for longer, and they end up selling for less than it would have if the seller would have allowed the buyers to see it on their own. 

Give the buyers another 15-30 minutes from when the showing was supposed to end. If they stay longer than their originally scheduled time, that typically means they are considering putting an offer together, so give them space. I can’t tell you how many times we’ve walked out of a great showing with buyers who are considering putting in an offer, but the seller was sitting out front in their car, and the buyer says out loud, “Why are they watching us? They seem like they would be a pain to work with. Let’s keep looking.” If you have concerns about people walking through your house, we are happy to address them. If you need ideas of what to do during a showing, we’ve got them! 

We always leave feedback after showing a property to clients, but not all agents are perfect. We generally give agents 24 hours to leave feedback before following up with them. We’ll follow up again if they still haven’t given feedback within 48 hours, but typically after that amount of time, we would say we can safely assume their clients aren’t interested in making an offer. Take this feedback with a grain of salt; if the same thing is consistent in the feedback, we may need to consider making a change. One really easy way to look at this is if we have lots of showings, but no offers, then we need to change something about this house, but the price is good. If we have no showings, that means we have over-priced, and we need to reevaluate.

We always ask agents to give us 24 hours to respond to an offer. That gives us time to send you the offer with a net sheet (total you will get in your pocket after everything is said and done) and a quick highlight of the terms. If we end up getting multiple offers, we will review them after the deadline, but we will cross that bridge if/when we get to it.
